San Marcos is a university town, and that shapes the HVAC work more than anything else about it. A large share of the housing is rental — duplexes, older converted homes, and purpose-built units — with turnover concentrated into a few weeks each year and equipment that has often been maintained to the minimum.
For owners and property managers that produces a specific set of problems: systems never serviced between tenants, filters left in far too long, ducts nobody has looked at in years, and no-cool calls that arrive at the worst possible moment in August. For homeowners in the older neighborhoods the issue is more familiar — central air retrofitted into houses built long before it, with ductwork squeezed in afterward and no return in the back rooms.
We work both sides of that. Every visit includes a full system evaluation with photos and video of what we found, documentation suited to an owner who is not on site, and three options with real numbers rather than a single quote.
