Niederwald is small and semi-rural, sitting in the corridor between Austin and San Marcos that has grown quickly in recent years. Homes range from long-standing properties on acreage to recent builds along the main roads, and the two need very different things.
On the newer homes, equipment is young and replacement is almost never the right answer. What we find is builder-grade equipment specified to a price, ducts installed quickly and never balanced, and rooms at the end of a run several degrees warm through the summer. On older and manufactured homes, undersized returns, duct leaking into the crawl space and electric resistance heat are all common — reliable, but expensive to run.
Out here fewer contractors are willing to make the trip, so a small fault tends to sit until it becomes an emergency. We route this corridor deliberately and give arrival windows we can keep. Every visit includes a full system evaluation with photos and video, and three options with the actual numbers behind each.
