Bastrop sits far enough east of Austin that a lot of contractors quote the drive before they quote the work. We route this side of the county deliberately, so a Bastrop call gets a real arrival window instead of a vague afternoon.
The housing here is genuinely mixed — historic homes near downtown, ranch properties on acreage out toward the Lost Pines, and newer subdivisions filling in along the highway. Each fails differently. Older homes tend to have undersized or retrofitted ductwork and electric resistance heat that quietly doubles a winter bill. Homes on larger lots often run propane, which almost nobody services until it stops working. Newer builds usually have adequate equipment moving air through ducts that were never balanced.
Summers out here are long, and the tree cover that makes Bastrop beautiful also means condensers packed with debris by August. Every visit includes a full system evaluation with photos of what we found, so you can see the condition of your equipment rather than take our word for it.
